The Opportunity

We are seeking an experienced Property Development Manager to lead the initiation, management, and completion of commercial property development projects. This is a key role within our team, offering the opportunity to shape impactful developments and contribute to TW Property’s continued growth.

Key Priorities

  • Lead end-to-end development projects from feasibility and due diligence through to completion.
  • Identify and secure strategic development opportunities aligned with market demand.
  • Conduct financial feasibility studies and risk assessments to support investment decisions.
  • Manage planning and consenting processes in compliance with New Zealand regulations.
  • Build strong relationships with consultants, contractors, councils, and investors.
  • Oversee design and construction delivery to ensure quality and cost efficiency.
  • Negotiate and manage development agreements and construction contracts.
  • Proactively manage risks and resolve issues to maintain project momentum.
  • Provide regular reporting to senior leadership and board stakeholders.

 Skills & Education

  • Minimum 7+ years’ experience in property development or project management.
  • Relevant tertiary qualification in property, construction, planning, or related discipline preferred.
  • Proven track record in delivering residential, commercial, or mixed-use developments.
  • Strong knowledge of the New Zealand property market and development processes.
  • Experience managing feasibility, design, consenting, construction, and handover.
  • Financial modelling, budgeting, and cost control expertise.
  • Skilled in engaging with councils, iwi, consultants, and contractors.
  • Familiarity with the Building Act 2004 and resource consent procedures.
