Commercial Construction Delivery Manager

The Opportunity 

We’re looking for an exceptional Commercial Construction Delivery Manager to lead the successful delivery of our commercial construction portfolio from concept to completion. 

As our Commercial Construction Delivery Manager, you’ll be at the heart of every project, driving outcomes that matter. You’ll oversee the full project lifecycle, ensuring projects are completed safely, on time, within budget, and to the highest quality standards. 

Working closely with lead contractors, subcontractors, consultants, and key stakeholders, you’ll build strong relationships that keep projects moving and teams aligned. Your ability to manage timelines, budgets, risk, quality, and stakeholder expectations will be critical to delivering outstanding results. 

This role is critical to ensuring every project supports TW Property’s long-term vision, meets contractual obligations, and creates lasting value for our business and clients.

Key Responsibilities 

• Lead and oversee commercial construction projects from inception through to completion. 

• Foster strong, collaborative relationships with contractors, subcontractors, and stakeholders. 

• Manage project programmes, budgets, and quality outcomes with confidence. 

• Conduct risk assessments and implement mitigation strategies to minimise project risks and support successful delivery outcomes. 

• Negotiate and document construction contracts for both civil and vertical construction projects. 

• Navigate challenges proactively and drive successful project delivery. 

• Ensure compliance with contractual requirements, regulatory standards, and company expectations. 

• Ensure all work aligns with TW Property’s strategic objectives and performance expectations. 

 What do you need to succeed? 

• Commercial construction project management experience is essential. 

• A strong understanding of the New Zealand Building Code. 

• Experience with Resource Management Act and building consent processes. 

• Experience working across multiple territorial authorities. 

• Quantity Surveying or Estimating background is advantageous. 

• Understanding of planning and building frameworks, local authority management, and consultant and contractor management.
